Lifecycle Fees (one-time per event)
Lease-up

One-time per tenant move-in. Covers screening, lease drafting, key handoff, move-in inspection.
Program Onboarding

One-time for voucher tenants only. Covers HAP contract setup and program intake paperwork.
Annual Voucher Re-Certification
$150
Once a year per voucher lease. Covers housing-authority recert paperwork.
Eviction Management
$250 + legal fees
Only when an eviction reaches court filing. Court costs and attorney fees pass through at actual cost.
Maintenance Coordination
(work orders over $500 only)
$75
Routine repairs under $500 are covered by the percentage fee — no extra charge. The $75 only applies to larger jobs that need vendor sourcing, scheduling, and follow-up.
